The renewal of the Housing NSW Telopea Precinct is an important project which targets significant overall improvements of the precinct in terms of standards of housing, infrastructure and public domain facilities, functionality and liveability.
Housing NSW’s vision is to create a diverse community of mixed tenure and mixed income residents; the majority of whom will be private residents.
The project will see an increase in the number of dwellings from 530 to approximately 1900. This will be achieved through the targeted development of approximately 1,400 private residences to be delivered by the private sector.
The number of social housing units in the precinct will remain at 530; there will be no loss of social housing. However, the concentration of social housing will reduce from 100 per cent to around 30 per cent. Further, the majority of the existing social housing units will be demolished and redeveloped.
The Telopea Renewal Concept Plan for the entire precinct and the Housing NSW Stage 1 project application was approved in August 2010.
Accordingly the construction of stage 1, being 152 new social housing dwellings, began in November 2010 and is due for completion in early 2012. This redevelopment project is adjacent to Telopea Railway Station and Waratah Shopping Centre.
Housing NSW is currently investigating opportunities to engage with a community housing provider for the management and possible transfer of the stage 1 units and the delivery of further social and affordable housing units as stage 2 of the project.
Whilst preparing and submitting its concept application, Housing NSW consulted extensively with stakeholders, including residents, the wider local community and Parramatta City Council, to understand their ideas for the future of the precinct and surrounding area.
Housing NSW has committed to ongoing stakeholder engagement and consultation throughout the tenure of the project.
Housing NSW is building upon initial engagements with the private sector targeting a development and delivery pathway for the realisation of the complete Telopea precinct urban renewal project.
